boomSTR Listing Optimizer Terms of Service 

Terms of Service:

boomSTR agrees to provide the following services to Customers and to begin the services in about four (4) weeks. 

boomSTR agrees to provide the following services for each listing to be optimized:

  1. Review and provide suggestions regarding Customer’s AirBnB listing headline 
  2. Review and provide suggestions regarding Customer’s AirBnB listing photo-set
  3. Review and provide suggestions regarding Customer’s AirBnB listing description
  4. Review and provide suggestions regarding Customer’s AirBnB listing host information
  5. Review and provide suggestions regarding Customer’s AirBnB listing pricing
  6. Review and provide suggestions regarding Customer’s AirBnB listing calendar rules
  7. Review and provide suggestions regarding Customer’s AirBnB listing bed configuration
  8. Analyze Customer’s AirBnB search rank before and after the Service is completed
  9. Analyze competitive pricing based on comparison to similar nearby properties
  10. Review and provide suggestions regarding calendar Management
  11. Review and provide suggestions regarding Key Words 
  12. Review and provide suggestions regarding Property Design elements

When the Service is complete, boomSTR will provide Customer with a written report with suggested edits to Customer’s listing(s) and information regarding tracking improvement in Customer’s AirBnB search rank, adjustments to calendar rules, bedroom configurations, pricing and other relevant factors.

Customer agrees and understands that the services may require up to four (4) weeks to complete, due to the time required to gather and assess data relating to Customer’s and others’ pricing, AirBnB rank under various search criteria and Listing views.

Customer agrees and understands that Customer may be required to schedule up to two (2) conference calls with a boomSTR Listing Optimizer professional: (i) in order to gather information and insights about Customer’s AirBnB listing, past business results and future goals; and (ii) to review the work completed by boomSTR when the Service is complete.

Customer agrees and understands that failure or delay in providing a complete data sheet or scheduling the required calls will result in a delay or failure to complete the Service.

Customer agrees and understands that boomSTR will begin working on Customer’s listing(s) on or about the date that Customer pays for the Service and provides boomSTR with the data, including login data, needed to begin the process for each listing to be optimized.

Customer agrees and understands that boomSTR will engage personnel immediately after Customer provides the required data sheet and that boomSTR will provide the Service in an iterative manner, utilizing various resources, technologies and personnel. Therefore, customer agrees, without limitation, that no refunds will be granted by boomSTR unless: (1) boomSTR fails to begin the Service within seven (7) business days from the date Customer provides boomSTR with Customer’s completed data sheet for each listing to be optimized; (2) boomSTR fails to provide Customer with a Listing Optimizer data sheet within five (5) business days from the date Customer pays for the Service; or (3) boomSTR does not provide the Service at all. 

Delays in beginning the Service due to Customer’s failure to provide complete data or to schedule an initial call with a boomSTR Listing Optimizer professional shall not be grounds for a refund. 

Should Customer desire to change the services in any manner, Customer may contact support@boomSTR.com.

Unless otherwise stated herein, boomSTR will provide the Service for one (1) AirBnB listing.

Customer agrees and acknowledges that if Customer enrolls in the boomSTR Monthly Optimization Service, Customer will be billed monthly on a recurring basis, based on the number of properties entered into the service, until or unless Customer cancels the Service by contacting boomSTR via email at 

boomSTR agrees to hold Customer’s AirBnB listing information, log-in data and other information provided by Customer in confidence and to share such information only with its employees and contractors who use the information to complete the Service. boomSTR recommends that customers change their login data upon completion of the service.

Customer warrants that the AirBnB listing provided to boomSTR is owned by Customer or that Customer has the right to use and/or share the listing information, including login data and to provide it to boomSTR without violating any agreements Customer has with 3rd parties.

Customer may use the materials provided by boomSTR in completing the service for Customer on any other listing site, but Customer understands and acknowledges that unless otherwise stated in writing, boomSTR is not responsible for adding such materials to additional listing sites.

No specific AirBnB ranking results, increase in listing page views, inquiries or bookings or specific financial performance results from the provision of the boomSTR Listing Optimizer are guaranteed.
